Bay Colony Naples Florida listings are light going into this season with 1 exception!

As I reviewed the hot sheet (what went on in the market today according to the Naples MLS) this evening, I noticed a listing in Marquesa went under contract. YIPPIE! That reminded me to write this announcement. Hey Bay Colony property owners, there aren't very many listings in your neighborhood right now. July Report For Naples, Bonita Springs and Estero


Naples Florida Area Real Estate Report -July 2007


Here is the Naples Florida area real estate report for July. This includes Bonita Springs and Estero:


Pending sales up, Listing inventory down! YAEEE! What is especially interesting is the fact that the the lowest price ranges and the most expensive market are both up from the past year. Did you catch over five million? Up 51% wahooo! Pending sales are also up which is another positive indicator that we have succeeded in adjusting our market!

Points to consider- Listing season is almost here and lots of agents and sellers are gearing up to put their properties on the market. Pricing is still key so please walk away from the goofy people out there that want to "see if they can get their price". Easy to say but not so easy to do especially if you're after a good inventory.

I doubt we're going to break any sales records this season but we have certainly already shown signs of a more healthy market. Deals can be had, buyer's need to know that their window of opportunity is fading though.

Gearing Up For Season! I Need Your Naples, Florida Listings!

There's certainly no denying it. All signs are pointing towards the end of summer and it's beginning to look alot like Christmas I mean SEASON. What do I mean? Web traffic from the Naples, Florida real estate feeder markets like New York, New Jersey and Illinois is becoming moderate with more page views and longer viewing times than before. Web traffic is usually a 30 to 45 day indicator of what's to come.

Sellers are starting to stir as well. In fact many Naples area sellers think selling their home during season is the only time they can sell and get the best price. This has puzzled me for a few reasons. I'd love to hear your comments/opinions about the following points:

1. If the strength of the market is contingent upon supply and demand and the Naples real estate inventory increases by say 25%-30% between October and December...does it mean sellers are artificially flooding their own market?

2. If you knew you wanted to sell, why would you wait 2-3 months before listing your property so you could compete heavily with more competitors than try to get sold just a tad bit earlier by listing today and competing with less competitors?

3. If it typically takes 30 to 45 days between when a buyer looks at property on the Internet and schedules a trip to come to Naples to purchase, why wouldn't you want your listing on a REALTOR'S website now since buyers will request specific properties to view when they're here?
