What Do You Mean They Raised The Price?

In efforts to keep his team up and running, my BROKER has taken it upon himself to scout hot deals around our Naples real estate market and share them with the rest of the gang. Sometimes I post them here. He's pretty good at it too because all of the properties except for one that he's sent out has gone under contract within just a few days if not sooner. Nearly an impossible feat down here. Anyway he sends out a hot flash at ll:45 am this morning and by 8:00 this evening he sends out another one that says "Well, apparently the owners got too much attention...they raised the price...." Who says you can't raise the price? Funny thing is that it was listed by another company...Yes, us Naples REALTORS really do pay attention to pricing down here. Sometimes whole offices get involved!

The Estates at Bay Colony is truly a remarkable subdivision located in Pelican Marsh.
Currently there are 10 homes listed in the Estates at Bay Colony ranging from $3,250,000 to $6,999,000 and although mls shows there are 3 closed sales in 2007, one is actually hard to consider a true sale since the builder refinanced the property himself and moved in personally.


Debbie Lohan is the Memberhip Director at the Bay Colony Golf Club. She has had lots of activity this summer which is somewhat unusual for this time of year. If you're interested in World Class Golf, you may want to check into it. The Bay Colony Golf Course was designed by Robert Von Hagge and was home to a Senior PGA Tour event from 1996-1998 and was declared by many to be the finest course they'd ever played.

Pelican Bay Open House Traffic Down Compared To Last Week.

They say August and September are brutal across the board when it comes to real estate sales and it seems as if we are experiencing some of that right here in Pelican Bay. Pelican Bay's open house traffic is usually quite good even when the rest of the market is dead but when it's SO HOT like it has been and then those torrential downpours come in the middle of them, that will cool traffic off in a hurry. I did see some great product today. There's a 5th floor unit in Pebble Creek that is decorated SO CUTE and offers a great golf course view from the back. When you walk out the front door and gaze west, a picture perfect postcard view of those amazing homes in the Strand with a tiny ocean view can be seen. It's not really an added benefit to the value of the property because it's outside your front door but still a great shot. Then there's a second floor condo in St. Raphael that's decorated in a cool tropical decor. I saw three in Bay Villas. The one on the water was really great and then I saw a cute little villa in Bridge Way Villas. GREAT CEILINGS on that one.
According to the agents holding the homes open, traffic was down a little this week compared to last weekend but it is what is normally the slowest time of the year. Some sellers are motivated, others not so much so if you get a chance, give me a shout and let's see what we can negotiate for you.
A friend of mine asked me the other day what my favorite restaurant in Naples was. My response, was, "gosh, do I have to pick just one". I eat out all the time, too much in fact and enjoy the variety of places to eat so I sectioned out what my favorite places were for food types. If you're in town, you must try to stop.
* Tropical Reef, located across the street from Pelican Bay is an excellent place for seafood. I love their sesame encrusted tuna but everything I've eaten there has been out of this world. The outside of the building is a crazy kiwi green color and you may think that the food will not be so great but it is fabulous! The chef is from Texas and is truly a legend.
* Andre's Streak House for steak. We the porterhouse for two when we go and it's awesome! You will not find better creamed spinach ANYWHERE. Again, the outside of this building is old and not very attractive making you think you're going to experience a less than average meal....it is very good. The inside I'm pretty sure has never seen fresh coat of paint so if your an ambiance kinda person, wear a blind fold because the meal is worth it.
* Trulucks for crab claws, steaks and really anything they have on their menu. They're located in Old Naples not too far from Aqualane Shores and Port Royal. The service is phenominal, the menue is outstanding and they have live music, a guy who sings and plays the piano in the bar. It's a great place and during season, near impossible to get into so make sure you make reservations WELL IN ADVANCE or you'll be dining at 5 or 10. Jerry, my husband says they serve the best carrot cake in the world there....he's tried ALOT of carrot cake so I believe him.
* Tommy Bahama's for ribs and the most delicious chocolate brownie EVER. They have live music too and there's really a fun tropical island atmosphere there. They only rsvp 10% of their restaurant so you can get a seat there most of the time but be prepared to wait.
* The Turtle Club they have AWESOME food there too...the best crab cake EVER. They're located on Vanderbilt Beach and it's a great place to catch one of our famous sunsets! OUTSTANDING! Again, this dining room is small so rsvp's are important.
* Darumma for sushi. Located across the street from Bay Colony I think it's the best in town. Their fried roll is served warm with a tangy almost fizzy dipping sauce that is so GOOD!
* The Dock restaurant serves rock shrimp nachos. It's hard to believe their nachos because they have kind of a sweet and spicy chinese sauce on them but they are really good. They're located on Naples Bay right next to Aqualane Shores in Old Naples.
The only thing missing really is super great Mexican Food. Labamba on the north-west corner of Pine Ridge and Airport is the best but it's certainly not fine dining. I guess Mexican food rarely is....but you can get a decent margarita and a very good giant quesadilla there.
There are more Italian food places than you can shake a stick at down here. I'm not that big of a fan but if you must, Il Bellagio seems to get pretty good reviews.
I'm sure there's more, but it's late. I'll do some thinking and come up with part two perhaps tomorrow.
