Mediterra ~ Naples Golf Course Community Update


Mediterra Naples, Florida is holding her own as far as Naples real estate sales are concerned but there are definitely some locations where you might be able to get some great deals! I'll run through the Mediterra neighborhoods here to be more specific.

Amarone at Mediterra:
If you like Amarone at Mediterra, you're out of luck. There's only been one Amarone sale over the course of the last year. If you own a home here, now would be a great time to list!

Bellezza at Mediterra:
The Mediterra subdivision is stable with 3 sales and 3 Bellezza homes for sale. But I see one terrific buying opportunity in here right now. If you like Bellezza, you should check them out!

Bello Lago at Mediterra:
One of the most luxurious communities in Mediterra, Bello Lago at Mediterra has 2 on the market at this time. They've been on the market for quite awhile so you should be able to do some fair negotiating here since nothing has sold during the past year here!

Benvenuto at Mediterra:
With only 11 homesites here, it's not often Benvenuto homes hit the market but there's one available now! Golf course and lake views combined with amazing architecture, you should check it out!

Brendisi at Mediterra:
Brendisi is one of those more affordable locations you should really be checking out right now if you're looking for a deal! There are currently 5 on the market and with only 1 sale during the past year, there are some excellent negotiating points if you're a buyer. There's only been one price reduction there so far but with 5 years of inventory, that shouldn't prevent you from getting a discount at the offer table.

Buonasera at Mediterra:
If you like Buonasera, you're out of luck right now too. There aren't any on the market right now. If you own property in Buonasera, now would be an excellent time to list. Call me for details!

Cabreo at Mediterra:
Barely tipping the point into an over-supplied inventory with 3 sales during the past year and 4 Cabreo homes for sale, you CAN find a deal here. In fact, if you're a deal hunter, you should check out the current inventory!

Calabria at Mediterra:
Calabria at Mediterra is another affordable location within Mediterra and with 6 homes on the market and only 2 sales during the past year, that has tipped the market to the buyers once again. There's a screaming deal in there right now!

Celebrita at Mediterra:
With only 7 lots in Celebrita there's still quite a bit going on here percentage wise. One sale during the past year and one currently on the market. If you like courtyard style homes, you should take a peek!

Cellini at Mediterra:
You're out of luck here too. Only one sale during the past year and nothing on the open market. If you want to sell your Cellini at Mediterra home, now would be a great time to hit the market!

Cortile at Mediterra:
Whoa, pricing should be coming down here with 2 years of inventory but evidence of only on price reduction is currently proving otherwise. If I were a buyer and loved Cortile, I might try but if I wasn't being accommodated, I might move on to another neighborhood in Mediterra.

Felicita at Mediterra:
2 sales and 2 Felicita homes on the market make this a perfectly balanced neighborhood. If you're a seller, I'd watch your traffic and your market time to determine if it's time to do a price reduction.

Il Corsini at Mediterra:
If you like Il Corsini you have one choice! This has been a pretty successful neighborhood with 4 sales during the past year!

Il Trebbio at Mediterra:
Another perfectly balanced Mediterra neighborhood with 1 sale and 1 home on the market and even though it's price is higher, it's a better price per square foot deal. Check it out!

Lucarno at Mediterra:
Holy smoke! There are 8 Lucarno at Mediterra homes on the market right now but there have been 7 sales during the past year. 4 Lucarno homeowners have responded to the market with price reductions telling me some of these sellers are responsive to an offer. This is a great place to hunt for deals!

Marcello at Mediterra:
Marcello is a healthy neighborhood with 5 sales during the past year and 3 homes on the open market but prices might be starting to fall based on a couple of price corrections I see. This could be great news for a buyer!

Milan at Mediterra:
Milan has experienced some nice success with 2 sales this year and only 1 on the market. There very well could be a deal to be had in here right now!

Monterosso at Mediterra:
Monterosso has seen some pretty good success during the past year with 8 sales and Monterosso home owners know it. While it's one of the more affordable locations within Mediterra there may be better deals to have in another location. If you like Monterosso then check out the 4 currently for sale.

Padova at Mediterra:
Padova at Mediterra  is a perfectly balanced neighborhood with 3 sales and 3 homes on the market but that one guy is going to make it hard for you to walk away if you're looking for terrific value. If you're in the market for a home in Padova, you're going to want to check out what's for sale here.

Porta Vecchio at Mediterra:
5 Porta Vecchio homes on the market with 4 sales pushes Porta Vecchio into the over-supplied inventory section by 1 listing but there's one listing in there that realizes the market and wants to make something happen. If you didn't want to break the bank with your purchase in Mediterra, you should check out Porta Vecchio!

Positano at Mediterra:
3 active listings and only 1 sale during the past year makes this Mediterra a bit of a sleeper. If you like newer homes it's worth checking it out but I'd be super careful with negotiations here right now.

Ravello at Mediterra:
This market is showing some of the same attributes as Positano with 3 homes on the market and only one sale. If lengthy market times weren't suggestion enough, it might be time to do some price corrections here. If I were a buyer, I might be checking out some other areas within Mediterra.

Savona at Mediterra:
There's only 1 on the market in Savona right now with no sales during the past year. This is one of those neighborhoods that kiss the upper end so don't discount it if you're planning on spending between $3,000,000 and $5,000,000!

Teramo at Mediterra:
There's only been one sale in Teramo this year but there aren't any listings either so slam dunk on that. If you're thinking about selling your Teramo at Mediterra home, you'd be the life of the party there.

Terrazza at Mediterra:
They had a party in this location too. 2 sales occurred here and that party is over for now. There are no active listings here today. Check back mid to late October to see if there's anything new!

Treviso at Mediterra:
You missed this party too. There was one sale during the past year and nothing on the market. Keep looking elsewhere.

Verona at Mediterra:
Hey, party is still raging here with 3 active listing. One guy wants to make sure you hit his house first with a sizeable reduction in price. If you like Verona, this might be a good chance to make a deal.

Villalago at Mediterra:
There's been 2 sales here and there are 2 on the market. Market times might be suggesting it's time for both of those sellers to enter the ring and duke it out for the next buyer. It will be interesting to see which one goes first though. Two completely different styles will appeal to two completely different buyers here. I'd love to know which one you like more!

Villoresi at Mediterra:
There's 2 years of inventory on the market here and while 3 homeowners have responded with price reductions, I don't know if those discounts will be enough to send current buyers over the edge. There's definitely a battle on the street for eyeballs but I don't know if they're trying hard enough to attract your attention as a buyer.
