Whoo Mediterra has seen some serious after season success this year! Here's the Mediterra Naples current status:

The biggest talking point of all is the reduction in inventory. Just two months ago there was roughly 30 months of inventory while today the neighborhood sits at about 17 months. More properties sold this post season compared to last year but that was a large result of buyers putting their foot down in demand for better deals. Some negotiated way better than others but overall, the market performed a few bucks up a foot compared to last year's results so all that waiting around may not have done much for the buyer's bottom line and likely cost the seller more in holding costs to stand firm during season.
Mediterra Buyers: You should know you have a little more muscle compared to years past. Your best deals are likely going to come from older homes though so don't expect huge discounting off the new stuff. That's still selling at a pretty good rate.

Mediterra Sellers: Competing with new construction can be difficult especially if your home is showing signs of aging. I don't think this is the year where it's wise to take your property off the market and wait til October though because several Mediterra neighborhoods don't have much to choose from and buyers looking during the summer are considerably more serious about buying opposed to those looking during season. If you couple motivation to purchase with less inventory, that can be the ingredients you need to sell.
