- Buyers: There are pocket listings in areas like Bay Colony where people have chosen to take a break off the market during the summer but those properties are still secretly available. - Buyers: Don't expect a great deal of inventory to hit the market between now and October 1st. There's still a large group of people who believe it's better to wait til pre-season than to try during the summer. Call me today so we can get a jump on negotiations which could save you substantially!

- Sellers: If you're thinking about selling, now is the best time to go on the market. It's likely some inventory (in cases many properties) will all enter the market around October and you will find yourself competing substantially more. Buyers are here buying, you might as well take advantage!
- Sellers: If inventories creep up past last season's levels, there will be pressure to drop pricing to meet sales goals. Today is the best time to sell.
- Sellers: Take care of maintenance issues before hitting the market! Buyers are more picky and will be asking for you to do more when inspections come back. Guard yourself against potential concerns by taking care of maintenance now so eyebrows won't raise! Here's a short list of things you can do to keep property condition concerns at bay:
- Have your air conditioning systems maintained! Typically one of the biggest concerns for buyers. At a minimum clean your air filters.
- Check for roof leaks! 21 inches of rain in June, now's the best time to see if there are problems.
- Check walls and baseboards for mold. Using your LED light on your phone is one of the easiest ways to spot for mold. If you find you have a mold problem, that can cost $1,000's to mitigate! Do it before they buyer's inspection! Keep your air low enough to fight moisture!
