Tiburon Naples Florida

Tiburon Naples Florida is a beautiful golf course community with a fabulous location which is also home to the Ritz Carlton Golf Resort of Naples. 

Currently there are 49 Tiburon Homes for sale and Tiburon condos for sale prices range from under $300,000 for a unit in Ventana at Tiburon to $4,500,000 for an estate home in Escada at Tiburon. 

Like some other luxury communities in Naples Florida, Tiburon is still experiencing an oversupply of inventory. While that might be unfortunate news for Tiburon property owners, that also might be opportunity time for potential Tiburon buyers! 

Currently 5 Tiburon listings are under contract and there have been 19 Tiburon Sales during the past 12 months. As you can see, there's a little over 2 years of inventory currently available. 

In fact the reason I'm writing this post is because there are some FABULOUS homes for sale in Tiburon right now.  There's one in particular that is truly special and was just reduced a sizable amount.  I'd tell you the details but unfortunately, I'm not permitted to blog specifically about this property because the listing company has not allowed it.  I can tell you if:

•  you like to entertain both inside and outside
•  you're looking for something truly remarkable
•  you can afford to spend around 4 million

then you must take a peek at the listings in Escada at Tiburon and see if anything catches your eye...wink wink!

If you don't want to swing 4 million, no worries!  There's a steal of a property in Ventana at Tiburon right now too.  I can't tell you the specifics on this one either but if you take a peek at Ventana at Tiburon, I bet you can figure it out!  According to MLS it isn't even a short sale or a foreclosure which means we"should" be able to get a deal done fast and easy before season so you can have a GREAT place to escape this up coming winter's yucky cold weather...WHOO HOOO!

24,026 Southwest Florida listings had been taken.

26,259 Southwest Florida listings had been taken.
4,778 Southwest Florida properties had sold.

17,624 Southwest Florida listings had been taken.
9,900 Southwest Florida properties had sold.

Southwest Florida real estate inventories are decreasing while sales are increasing.  Furthermore buyer behavior is returning back to the happy, healthy "purchasing with a fun lifestyle in mind" purpose compared to purchasing for a "I have no intention of holding this property the purchase is for investment only" purchase.  I believe it's this factor that proves buyers today and yesterday may be getting the best deals...for now.

Naples Florida Real Estate Inventories Nearly Level

Naples Florida real estate inventories are at 13 month supply.  This is the lowest it's been in quite awhile suggesting if you've been waiting to purchase Naples Florida real estate, now might be the time to do it before:

1. All the best deals are sold
2. Sellers start increasing pricing
3. Product no longer exists in the areas you find most attractive

If you're looking under $500,000...you're not alone.  Be prepared to act fast, offer smart  and be diligent.

Bay Colony Naples Florida is the most luxurious community in Pelican Bay.  As it stands there are 50 properties currently available in Bay Colony.  Here's the break down:

Naples Florida Real Estate Trends

Here are the latest Naples Florida real estate trends occurring. 

Inventory requests - There are some areas where inventory is scarce or nonexistent.  During the last few years inventories had been on the rise and there was plenty out there to choose from in nearly every location.  Over the last couple of days there has been several instances where agents have sent company wide emails asking for pocket listings in various locations because there wasn't product readily available.  This is a new Naples Florida trend and some Naples Florida property owners who have been sitting on the sidelines to wait for a better market might find now a good time to jump in.  The law of supply and demand are in your favor when inventories are low as a seller so if you are located in an area where there is limited inventory, call me and let's work on getting your property sold.  If you don't know what your neighborhood is doing right now, give me a call.  I'd be happy to fill you in.

Not All The Best Deals Have Sold But... -  After doing several searches for my current customer base, I'm finding several locations where the best deal out there was something that's already under contract or recently sold. This Naples real estate trend could suggest property prices are on a slight rise especially if current sellers are not going to sell for considerably less than current list price in some circumstances.   More importantly is the fact that buyer behavior has shifted where a year ago buyers expected to be the one to purchase the lowest priced/best valued property.  My experience is buyers are still being cautious and diligent but being the biggest winner isn't a requirement to get the deal done. 

Buyers take note! If you are looking for the thrill of a kill, your window of opportunity could be closing with shrinking inventories.
