Cannes at Pelican Bay is a gated coach home community in Pelican Bay featuring only 4 buildings and 16 units. Built in 2005 these beauties offer primarily lake views and are located on Pelican Bay Boulevard directly in front of Cap Ferrat. Unit sizes begin at 2,902 square feet and end at 3,686 square feet. A community pool is offered along with a walkway to the Pelican Bay beach access tram. Cannes at Pelican Bay property owners may rent their units three times a year with a 30 day minimum. There is only one unit available in Cannes at Pelican Bay at this time. It's listed for $1,995,000 features over 3,600 square feet of living space and offers a two car garage. Many nice interiors have been selected regarding countertops, cabinetry and appliances but it has not had a final clean and does not show as neat as you might expect so be prepared to look past that to determine the value. It will take a little adjusting to accomplish this but once you do, you will see it really is a fabulous unit.

Is Your Naples Real Estate Agent Wired In?

For the first time in my life, I spent the first part of my day in jury duty. I was there from 8:30 this morning til 12:30 and will be required to go back at 1:30 because somebody is going to trial. As I looked around the room at all the people waiting patiently just like me I noticed, I am the ONLY one still conducting business besides the man sitting next to me clicking away busily on his Blackberry who by the way is not a REALTOR, I could tell by what he was saying on a business call he made.
If we took the law of averages and I guessed there were approximately 75 people in the room, then that would mean there were 60 real estate agents. Ok just kidding about the number of real estate agents but seriously, I highly doubt I was the ONLY NAPLES REALTOR in the room. What was I doing? Working on my laptop. talking with colleagues about the hottest deals in Naples, updating www.ShannonLefevre.com, writing emails, returning emails, checking out the latest market updates, networking with 47,000 other industry related individuals. What was everyone else doing? Reading the paper, watching tv...(yes they have a tv in there broadcasting CNN's 9/11 anniversary updates), reading a fiction novel, sleeping, drinking coffee, staring off into space...What's my point?
Even when I'm requested to be somewhere else, I can and usually am still working the Naples real estate market...being the best I can be and all I can be while I can be.

Bay Villas at Pelican Bayis an attached & detached villa (some are duplexes some look like single family homes on small lots) development located on the south side of Pelican Bay and can be accessed off Crayton Road. Built between 1981 and 1983 units consist of either 2 or 3 bedrooms and range in size starting at 1,540 square feet to over 1,900 square feet. The rental policy for Bay Villas at Pelican Bay allow Bay Villa owners to rent their properties a maximum of two times a year with 60 day minimums. After completing my preview of all the available Bay Villas at Pelican Bay (six total) I have three note worthy units to talk about.
For the investor, penny pincher, budget conscious or project manager There's a unit available now for $775,000 which is priced over $50,000 less than the next available unit. It was built in 1981 and needs work but the value is certainly there.
There are two more that show considerable well. First one is listed for $865,000. It gets Shannon's BIS (Best In Show) award. It has a tropical feel and has had some great remodeling done.
The second BIS award for Bay Villas at Pelican Bay goes to the one that's listed for $949,000. This one offers bamboo flooring and other nice upgrades.

Do You Have An Interest In Avalon at Pelican Bay?


Avalon at Pelican Bay is a gated code access condominium development located at the corner of Pelican Bay Blvd. and Hammock Oak Dr. situated at the north end of Pelican Bay. Units were completed between 1992 and 1994 and range in size from 1,274 square feet to 1,800 square feet. While some units are considered town homes featuring a one car garage, other units offer an assigned parking space. Many of the units offer tranquil lake views while some units offer landscaped and/or preserve views or of a park located to the north which is primarily a soccer field. To protect the tranquil environment, the rental policy in Avalon at Pelican Bay is limited to a maximum of a one time per year lease with a 30 day minimum requirement. A community pool, hot tub and clubhouse are included. The Pelican Bay community center is located just a short distance away along with the Pelican Bay Sandpiper beach club. Today's preview tour was through Avalon at Pelican Bay. Although 10 units were showing active today I learned the most expensive unit listed for $699,500 had recently been placed under contract and should be pending in MLS within the next day or so. Price range was between $399,000 and $599,000. The lowest priced unit needs work as did other units but is priced considerably under the next available unit which was $469,000. The carpet looks tired but it has recently been painted in a creamy white hue throughout and although most of the interiors are nothing to write home about, I think it's a decent value for somebody who doesn't mind a little redo.


If redo's don't interest you, there's one that has had some tasteful remodeling already including granite in the kitchen, a nice tumbled marble back splash and a pretty tile installed on the diagonal throughout the main living area. This unit was listed for $469,000. My favorite unit as far as decor was concerned has been tastefully remodeled and furnishings in this unit are negotiable not to mention it's being advertised with the Pelican Bay Foundation fee included in the price which was currently listed for $545,000.


There was another unit in Avalon at Pelican Bay that went under contract on August 18th. I did not have a chance to see this property before it was snatched up but it looked fantastic in the pictures. What is currently occurring in Avalon at Pelican Bay is actually normal for most luxury neighborhoods in Naples, Florida and should be expected. Units with great upgrades tend to sell better than ones needing improvements provided that the price is justifiable. What I Did During Your Summer Vacation

What Do You Mean They Raised The Price?

In efforts to keep his team up and running, my BROKER has taken it upon himself to scout hot deals around our Naples real estate market and share them with the rest of the gang. Sometimes I post them here. He's pretty good at it too because all of the properties except for one that he's sent out has gone under contract within just a few days if not sooner. Nearly an impossible feat down here. Anyway he sends out a hot flash at ll:45 am this morning and by 8:00 this evening he sends out another one that says "Well, apparently the owners got too much attention...they raised the price...." Who says you can't raise the price? Funny thing is that it was listed by another company...Yes, us Naples REALTORS really do pay attention to pricing down here. Sometimes whole offices get involved!

Pelican Bay Open House Traffic Down Compared To Last Week.

They say August and September are brutal across the board when it comes to real estate sales and it seems as if we are experiencing some of that right here in Pelican Bay. Pelican Bay's open house traffic is usually quite good even when the rest of the market is dead but when it's SO HOT like it has been and then those torrential downpours come in the middle of them, that will cool traffic off in a hurry. I did see some great product today. There's a 5th floor unit in Pebble Creek that is decorated SO CUTE and offers a great golf course view from the back. When you walk out the front door and gaze west, a picture perfect postcard view of those amazing homes in the Strand with a tiny ocean view can be seen. It's not really an added benefit to the value of the property because it's outside your front door but still a great shot. Then there's a second floor condo in St. Raphael that's decorated in a cool tropical decor. I saw three in Bay Villas. The one on the water was really great and then I saw a cute little villa in Bridge Way Villas. GREAT CEILINGS on that one.
According to the agents holding the homes open, traffic was down a little this week compared to last weekend but it is what is normally the slowest time of the year. Some sellers are motivated, others not so much so if you get a chance, give me a shout and let's see what we can negotiate for you.
A friend of mine asked me the other day what my favorite restaurant in Naples was. My response, was, "gosh, do I have to pick just one". I eat out all the time, too much in fact and enjoy the variety of places to eat so I sectioned out what my favorite places were for food types. If you're in town, you must try to stop.
* Tropical Reef, located across the street from Pelican Bay is an excellent place for seafood. I love their sesame encrusted tuna but everything I've eaten there has been out of this world. The outside of the building is a crazy kiwi green color and you may think that the food will not be so great but it is fabulous! The chef is from Texas and is truly a legend.
* Andre's Streak House for steak. We the porterhouse for two when we go and it's awesome! You will not find better creamed spinach ANYWHERE. Again, the outside of this building is old and not very attractive making you think you're going to experience a less than average meal....it is very good. The inside I'm pretty sure has never seen fresh coat of paint so if your an ambiance kinda person, wear a blind fold because the meal is worth it.
* Trulucks for crab claws, steaks and really anything they have on their menu. They're located in Old Naples not too far from Aqualane Shores and Port Royal. The service is phenominal, the menue is outstanding and they have live music, a guy who sings and plays the piano in the bar. It's a great place and during season, near impossible to get into so make sure you make reservations WELL IN ADVANCE or you'll be dining at 5 or 10. Jerry, my husband says they serve the best carrot cake in the world there....he's tried ALOT of carrot cake so I believe him.
* Tommy Bahama's for ribs and the most delicious chocolate brownie EVER. They have live music too and there's really a fun tropical island atmosphere there. They only rsvp 10% of their restaurant so you can get a seat there most of the time but be prepared to wait.
* The Turtle Club they have AWESOME food there too...the best crab cake EVER. They're located on Vanderbilt Beach and it's a great place to catch one of our famous sunsets! OUTSTANDING! Again, this dining room is small so rsvp's are important.
* Darumma for sushi. Located across the street from Bay Colony I think it's the best in town. Their fried roll is served warm with a tangy almost fizzy dipping sauce that is so GOOD!
* The Dock restaurant serves rock shrimp nachos. It's hard to believe their nachos because they have kind of a sweet and spicy chinese sauce on them but they are really good. They're located on Naples Bay right next to Aqualane Shores in Old Naples.
The only thing missing really is super great Mexican Food. Labamba on the north-west corner of Pine Ridge and Airport is the best but it's certainly not fine dining. I guess Mexican food rarely is....but you can get a decent margarita and a very good giant quesadilla there.
There are more Italian food places than you can shake a stick at down here. I'm not that big of a fan but if you must, Il Bellagio seems to get pretty good reviews.
I'm sure there's more, but it's late. I'll do some thinking and come up with part two perhaps tomorrow.

July Report For Naples, Bonita Springs and Estero


Naples Florida Area Real Estate Report -July 2007


Here is the Naples Florida area real estate report for July. This includes Bonita Springs and Estero:


Pending sales up, Listing inventory down! YAEEE! What is especially interesting is the fact that the the lowest price ranges and the most expensive market are both up from the past year. Did you catch over five million? Up 51% wahooo! Pending sales are also up which is another positive indicator that we have succeeded in adjusting our market!

Points to consider- Listing season is almost here and lots of agents and sellers are gearing up to put their properties on the market. Pricing is still key so please walk away from the goofy people out there that want to "see if they can get their price". Easy to say but not so easy to do especially if you're after a good inventory.

I doubt we're going to break any sales records this season but we have certainly already shown signs of a more healthy market. Deals can be had, buyer's need to know that their window of opportunity is fading though.

Gearing Up For Season! I Need Your Naples, Florida Listings!

There's certainly no denying it. All signs are pointing towards the end of summer and it's beginning to look alot like Christmas I mean SEASON. What do I mean? Web traffic from the Naples, Florida real estate feeder markets like New York, New Jersey and Illinois is becoming moderate with more page views and longer viewing times than before. Web traffic is usually a 30 to 45 day indicator of what's to come.

Sellers are starting to stir as well. In fact many Naples area sellers think selling their home during season is the only time they can sell and get the best price. This has puzzled me for a few reasons. I'd love to hear your comments/opinions about the following points:

1. If the strength of the market is contingent upon supply and demand and the Naples real estate inventory increases by say 25%-30% between October and December...does it mean sellers are artificially flooding their own market?

2. If you knew you wanted to sell, why would you wait 2-3 months before listing your property so you could compete heavily with more competitors than try to get sold just a tad bit earlier by listing today and competing with less competitors?

3. If it typically takes 30 to 45 days between when a buyer looks at property on the Internet and schedules a trip to come to Naples to purchase, why wouldn't you want your listing on a REALTOR'S website now since buyers will request specific properties to view when they're here?
