Arbors at Pelican Marsh Naples Florida Update

As part of my focus on Pelican Marsh I will be posting each Pelican Marsh neighborhood individually and it's success this week starting with Arbors at Pelican Marsh.  If you are not a Pelican Marsh fan, no worries, we'll be moving on to something more your speed soon! Thank you for your continued interest and now let's get started with The Arbors at Pelican Marsh update!
The Arbors at Pelican Marsh is one of my favorite Pelican Marsh neighborhoods.  Roomy lot sizes and beautiful golf views on the south side of Wood Duck Trail and fabulous landscaping througout are just a few reasons why.  It's also home to my very first luxury listing that I successfully sold after 3 other rock star listing agents gave their best.
This year The Arbors at Pelican Marsh has been knocking it out of the park with 2 Arbors at Pelican Marsh homes currently under contract, one Arbors at Pelican Marsh sale during the past 12 months and only 1 left on the market
(from where I left off the other day)The current Arbors at Pelican Marsh home has only been on the market for a short time.
If you were ever considering Arbors at Pelican Marsh an option to purchase, you might be interested in knowing that it has been and continues to be a very stable neighborhood.  This isn't to say that prices didn't dip during the downturn because they did.  In fact somebody got a tremendous deal last year.  What I am trying to say is there weren't a great number of distressed sales here.  This is in large part due to the timing of the development.  With one custom built home built in 2003, all other homes in Arbors wer built in the 90's and a large marjority of Arbors at Pelican Marsh homeowners are using this home as their primary homestead.  Only 5 residents are calling some place else home.  That could be one reason why the exterior of the neighborhoods looks very well cared for and established but honestly there isn't really a place in Pelican Marsh that isn't impeccibly maintained.
If you're considering selling your Arbors at Pelican Marsh home, now may be the time to do it.  Of the 20 documented sales that have occurred in Arbors at Pelican Marsh, 13 of them went under contract between April and October! Pelican Marsh Naples Florida

After previewing a Pelican Marsh home for a customer coming to Naples this weekend, I thought I'd drop by the clubhouse and golf course to see what was going on. Armed with video camera in hand, I was hoping to get some shots of Pelican Marsh just in case the staff would be nice enough to allow it and guess what...they couldn't have been more accommodating! Everybody was SO nice!

So, I took a ride...I've shown and sold properties in Pelican Marsh for years now and feel very in tune with the real estate aspect but I must admit...I'm not a golfer. This was my first venture around the Pelican Marsh golf course. I couldn't get over how happy and relaxed everybody looked. All of the staff was helpful and cheerful and the other golfers were friendly and warm.

The Pelican Marsh golf course was in impeccable condition. The golf paths were scenic and spotless as well as the many magnificent Pelican Marsh properties that line much of the course. It was if I was just now figuring out why Pelican Marsh had such a loyal following although I knew it was a special community long before today.

While I was filming I came across a few other golfers on the course. The first group appeared to be a grandfather/grandson. I actually caught a few shots and put them in my video...it's a true testament that regardless of what's going on in the world it really is all about how you want to spend your time. It was a precious moment I bet those two remember for a long time. I know I will. I saw couples playing together too but primarily today I saw more groups of gentlemen than anything. When I say gentlemen, that is what I mean. They were all so friendly by inviting me to continue my track without making me wait for them to swing and even had one who joked, "you forgot your golf clubs"!

I continued around the course driving past places I've shown, places I've sold and places where past friends once lived. There are good memories and fun times and I can't help but imagine that magical place called Pelican Marsh holds the same experience for most who live there even if for only part of the year.

So without further adieu, here's Pelican Marsh Naples Florida as seen through my eyes...at least for today.

Estates At Bay Colony Naples Florida Update

The Estates at Bay Colony is truly a remarkable subdivision located in Pelican Marsh.

Currently there are 10 homes listed in the Estates at Bay Colony ranging from $3,250,000 to $6,999,000 and although MLS shows there are 3 closed sales in 2007, one is actually hard to consider a true sale since the builder refinanced the property himself and moved in personally.

Debbie Lohan is the Membership Director at the Bay Colony Golf Club. She has had lots of activity this summer which is somewhat unusual for this time of year. If you're interested in World Class Golf, you may want to check into it. The Bay Colony Golf Course was designed by Robert Von Hagge and was home to a Senior PGA Tour event from 1996-1998 and was declared by many to be the finest course they'd ever played.
