There's certainly no denying it. All signs are pointing towards the end of summer and it's beginning to look alot like Christmas I mean SEASON. What do I mean? Web traffic from the Naples, Florida real estate feeder markets like New York, New Jersey and Illinois is becoming moderate with more page views and longer viewing times than before. Web traffic is usually a 30 to 45 day indicator of what's to come.
Sellers are starting to stir as well. In fact many Naples area sellers think selling their home during season is the only time they can sell and get the best price. This has puzzled me for a few reasons. I'd love to hear your comments/opinions about the following points:
1. If the strength of the market is contingent upon supply and demand and the Naples real estate inventory increases by say 25%-30% between October and December...does it mean sellers are artificially flooding their own market?
2. If you knew you wanted to sell, why would you wait 2-3 months before listing your property so you could compete heavily with more competitors than try to get sold just a tad bit earlier by listing today and competing with less competitors?
3. If it typically takes 30 to 45 days between when a buyer looks at property on the Internet and schedules a trip to come to Naples to purchase, why wouldn't you want your listing on a REALTOR'S website now since buyers will request specific properties to view when they're here?
