Bay Colony Shores Update

Hello Naples Friends!
While I was remastering the Bay Colony Shores pages of my Naples real estate website, I thought it would be a great time to give you an update.

Currently there are 4 Bay Colony Shores homes for sale and whether they’re sitting on a fabulous lot and a half, have had craftsmanship completed by experts from far away places or  recently and fabulously remastered…there’s something special about each one.
Bay Colony Shores has had two closings during the past 12 months and technically there’s two years of inventory on the market but I wouldn’t let the numbers fool you into thinking you can get some terrific half price deal (just yet).  There’s quite a few extras going on in every one of the current listings so if you’re not accustomed to looking at details you may be disappointed when you begin to consider your negotiations.  As an example let’s consider the age of Bay Colony Shores in general. The large majority of the Bay Colony Shores homes were built in the 90′s and unless they’ve been redone like one on our currently for sale list, then there’s a strong possibility they’re ready for some updating.  I must admit there’s another home in Bay Colony Shores currently for sale that requires very little if any improvements because it was done so well that it will probably attract a large base of people who wouldn’t feel like much was required…hence the price.  So if you keep in mind the level of effort the large majority of the world would require to make it comfortable for them when making your offer then that “should” assist you with your pricing strategy.  I’m going to caution you for a moment here.  Every once in awhile I get a customer who tastes may be extremely particular and may try to use their satisfaction requirements as a cause for discount…it’s a widely unsuccessful approach here in Naples.  That’s why it’s wise to have a Smart Girl like me help you with your negotiation strategy.  There’s probably a better and more successful strategy to use that will help you acquire what you want.
I recently updated the pages of my Naples real estate website concerning Bay Colony Shores in Bay Colony.  From there you’ll be able see all available Bay Colony Shores homes for sale, review Bay Colony Shores past sales information (and even download the whole spreadsheet into your Excel or Numbers program to analyze the sales data further)  and finally you can check out the Bay Colony Shores site plan in full detail. The other thing I want to mention is it’s also not advisable to try to discount features about a property that you don’t personally see value.  For example, if a property is offering a lot and half, that’s clearly going to come at a greater cost.  You may not see value in having the extra elbow room or enjoy a home that offers a more expansive linear footage plan but that doesn’t mean it’s now free to you.
Clearly real estate is more fun for a buyer when there’s countless properties to see and sellers are discounting great levels off their pricing. Everybody wants a deal right?  Let’s be serious though, everybody doesn’t want a deal when it means having to exit a superior neighborhood that offers insurmountable amenities which is why Bay Colony Shores can command such pricing.  There’s only 78 single family homes in all of Bay Colony (by the beach)(12 Strand at Bay Colony homes).  Of those 78, there’s only 4 on the market. Call me, let’s make a move ;)

Bay Colony Shores Naples Update 1.2.11

There are only 3 Bay Colony Shores homes available right now and 4 have sold during the past 12 months.  It wasn't that long ago that Bay Colony Shores was in real trouble with lots of inventory and not so much buyer interest.  The market has not only stabilized but pricing has started to creep back up.  Bay Colony Shores is the lowest priced single family community in Bay Colony and while properties typically start in the 3's, something was purchased last may for 1.5...or $282/square foot...that's ridiculous! It's sales like that which spur conversation back north with others who think they're going to come down now and do the same thing.  Sorry folks, the lowest priced home in there today is listed for just under 3.5 and lowest price per square foot....a whopping $639/square foot. If you're still interested in Bay Colony Shores, you can choose from three and still get in....today but you can pretty much bet you won't be pulling the trigger for anything around $282/sq. ft.

If you're a Bay Colony Shores Buyer, you'll be purchasing to hold and enjoy right now.  If you're looking for a deal, you must know while some areas are tightening up like Bay Colony Shores...there are still some others that might offer some nice opportunities.

If you're a Bay Colony Shores Seller you'll be enjoying slightly higher list prices right now but still be careful, you cannot just name your price just yet.

Pelican Bay Naples Florida Home Update

The Pelican Bay Naples Florida single family home market has stabilized as a whole although there are some areas within Pelican Bay doing better than others.  As I wrote in yesterday's blog post, the lowest priced product is doing the best in Naples, Florida.  I expected the same for sales in Pelican Bay but after further research, I found some of the most exclusive neighborhoods to be the biggest winners during the last 12 months.

Pelican Bay Single Family Homes Snapshot:

There are 32 Pelican Bay homes for sale.

2 Pelican Bay homes are currently pending contract.

32 Pelican Bay home sales have occurred during the past 12 months.

Hot Pelican Bay Home Subdivisions:

Bay Colony Shores homes are actually doing better than the other single family home neighborhoods in Pelican Bay.  Specifically, Bay Colony Shores has done extremely well during the last 12 months with 7 sales and another one pending contract as I type.  There are only 3 Bay Colony Shores homes for sale now with prices ranging from $3,299,500 to $$4,500,000.

Pelican Bay Woods has also done well during the past year with 9 sales during the last 12 months.  There are 8 Pelican Bay Woods homes for sale currently with prices ranging from $730,000 (the lowest priced single family home in Pelican Bay) to $2,500,000.

= 2 sales during the last 12 months with 1 home currently available there.

Pelican Bay Home Subdivisions Holding There Own:

Barrington at Pelican Bay = 3 sales during the last 12 months and 1 currently under contract.  There are only 3 left for sale in Barrington at Pelican Bay.

Jamestown at Pelican Bay = 1 available listing and one closing during the last 12 months.  The current listing is worth checking out!

Oakmont at Pelican Bay
= 6 closings during the last 12 months with only 5 Oakmont at Pelican Bay homes available.

Strand at Pelican Bay = 1 sale during the last 12 months and 1 currently available.

Pelican Bay Home Subdivisions Still In Oversupply:

Georgetown at Pelican Bay = 6 homes for sale with only 1 closed sale during the last 12 months.  This is great leverage for a buyer right now if you can find a home seller interested in negotiating here.

= 6 homes for sale with only 3 closings during the last 12 months.  There are some nice listings here worth taking a peek!

Pelican Bay Home Subdivisions with little to discuss:

St. Andrews at Pelican Bay = 1 current listing.

Village at Pelican Bay = 1 listing available.

Bottom line is the gross oversupply of single family homes that once existed in Pelican Bay is dwindling.  You can expect for some owners to negotiate now more so than closer to our high selling season which starts as early as October depending on the weather.  If you have been waiting to get that best Pelican Bay single family home deal...I would do it now.  I think the window of opportunity is shrinking and statistics prove that point today.

You can expect more inventory to hit the market around the end of the year to prepare for our top selling season so if you're looking but you don't see anything that peeks your interest now, keep checking in!  That doesn't mean you're going to cut an exceptional deal though so make sure you know which part of your objective is most important to you.  If it's to buy a deal, do it now.

Bay Colony Naples, Florida Market Update

If you've been thinking about making a purchase in Bay Colony Naples, Florida, there's some great new stuff on the market! In fact there's 13 listings in Bay Colony right now that have been on the market for 90 days or less. That's almost half the active inventory which currently stands at 30 listings in all of Bay Colony currently available.

What's Hot:
Toscana at Bay Colony There's only one unit currently available. There's one pending contract (1/28/08) and 3 other units have closed this year in that building! Whoohooo!

Mansion La Palma No offerings at this time due to the two units offered earlier this year either pending contract (2/29/08) or now closed (2/28/08)

Brighton at Bay Colony Has 3 units available. Three others have closed already this year.

Carlysle at Bay Colony Has only one unit available. The other closed 2/15/08.

Marquesa at Bay Colony Only one unit available. The other unit available earlier this year pended contract on 3/26/08.

Salerno at Bay Colony Two units currently available, one pending (4/16/08) and one closed (5/1/08)

Villa La Palma Only one listing available earlier this year sold on 5/15/08.

Vizcaya at Bay Colony No listings currently available. 3 homes available earlier this year are gone. Two of which have already closed and the remaining home is pending contract as of 4/4/08.

Not As Hot:

Windsor at Bay Colony has two units available. One pending (4/10/08) and one closed 92/28/08)
Biltmore at Bay Colony Two units are currently available. No pending or solds in '08

Contessa at Bay Colony Two units are currently available. No pending or solds in '08

Not Hot Right Now:

Remington at Bay Colony has 4 units available. No units have pended contract or closed this year.

Bay Colony single family homes (not villas) are not fairing as well as many of the Bay Colony condominium and villa subdivisions.

Bay Colony Shores has 9 homes currently available. There are no single family homes pending or closed this year.

The Strand at Bay Colony has 3 outstanding estates available. There are no pending or sold homes in this Bay Colony subdivision this year.
