Pelican Bay Naples Florida Market Update 11.28.12

I performed an extensive analysis on Pelican Bay today to help a buyer better explain his price position on his offer. If you've been following my Naples real estate blog or if you've had your ear to the ground here in Naples, you've heard two things repeatedly.

  1. There's no inventory
  2. We're expecting a very busy buying season
With sales steadily increasing buyers are losing power in negotiations.  It's been an interesting pre-season to say the least. As an example there were 1,604 sales from October to December 28th last year in Naples Florida.  This year there were 1,923 (up 18%). That has clearly put a new tone in listing agent and seller's voices and you can't hardly blame them...they've been waiting a long time to get the upper hand again and many feel like they have it...but do they?

Having a thorough understanding of a market is one of the most valuable assets a real estate agent can possess and sadly few can analyze a market well enough to have an undeniable understanding.  Unfortunately the data can be difficult to figure out and in some cases there isn't enough data to properly assess to get a true value of a property.  That's where my Pelican Bay analysis came in today. 

For the sake of confidentiality, I'm not going to discuss the exact location within Pelican Bay my buyer is targeting but because there was a strong discrepancy regarding current values in the location, I broadened the scope of my analysis to check my accuracy of understanding the Pelican Bay market. 

This is when negotiating can get tricky. The listing agent in this case was clearly holding tight to the idea that just because one buyer clearly over spent means that there's a well defined much higher market value in the neighborhood...total bummer.  So I held tight to the other Pelican Bay sales that made more sense while finding visions of holding hands merrily to the closing table were quickly fading...eh...been here before. So here's what I found out about our current Pelican Bay real estate market.

Mansion La Palma Naples Update

The Mansion La Palma Naples Florida update will be a short one because it's a short building...LOL. Actually there isn't much to report.

There are currently 4 Mansion La Palma condos for sale and only 1 unit has sold in the past 16 months....I guess that makes for quite an oversupply in inventory technically.

Now here's where my blogging/reporting gets a little tricky.  See, I've been working with a FABULOUS couple who may or may not have an interest in Mansion La Palma and to report too much about what they're doing or the research I've been doing for them or what I know specifically about any of the units might put my FABULOUS customers in a funny position to negotiate  because Naples...once you get to know it, is really a teeny, tiny town.

This is a GREAT time to explain that while I try to teach you everything YOU might know about Naples real estate on my Naples Florida real estate blog, I couldn't possibly try to teach you everything I know about Naples real estate.  I have to be sensitive to the deals in the works right now and some of the intelligence I have or every Naples Realtor could read my stuff and then be just as good as me or know how to negotiate my deals and that would be silly business now wouldn't it.  Besides, some people use my site and then go use another Realtor...which makes me SO sad...and poor. I have to be able to reward my loyal customers with as much secret intelligence as possible.  That's not always what they're looking for but they like it when I can provide it. So thanks for understanding or sorry you don't...however you may feel.

I will close by saying Mansion La Palma is a FABULOUS building especially if you are a tennis nut.  The Bay Colony tennis courts are located on the back side of this building and stack 3 and 4 get the best view and sound from the courts.  The best stack if you're not into tennis is stack 1 which enjoys more of a pool and preserve view.  There are ribbon Gulf views starting on the 4th floor and Mansion La Palma is an atrium style building meaning your front door is actually outside and not located in an interior hallway.

I'm Here, I'm Just Busy!

After doing some research for a client today, I learned that I really should be posting a little something of interest as often as possible to let you know what I'm doing and why you might want to choose me to be your Realtor. So, here's the latest:

I'm currently working with a client in town from Chicago who is purchasing in Old Naples. I'd tell you more about the house but we're in the middle of negotiating and I don't want to give anything away for them. Ok...one hint...their selection is absolutely FABULOUS. I'll tell more when I can.

I'm also having professional photos taken of my new listing in Contessa at Bay Colony the listing is a beachfront unit on the 10th floor and has been completely remodeled and is B E A U T I F U L! AND...it's priced at only $1,990,000! It is in fact the lowest priced beachfront with Gulfview condo in Bay Colony! CALL ME if you'd like to see it! :)

I'm also doing some investigating for some more buyers who are coming to town on Friday who are interested in Mediterra and Grey Oaks.
