Naples Real Estate Update 6/29/17

  • Buyers: If you're going to buy Naples real estate anytime within the next 8 months, the best time to strike is between now and September 15th when negotiations will tighten! Call me today to get started!
  • Buyers: There are pocket listings in areas like Bay Colony where people have chosen to take a break off the market during the summer but those properties are still secretly available. If you have an interest in a specific neighborhood, call me and I'll tell you about the properties you can't see on any website!
  • Buyers: Don't expect a great deal of inventory to hit the market between now and October 1st. There's still a large group of people who believe it's better to wait til pre-season than to try during the summer. Call me today so we can get a jump on negotiations which could save you substantially!
  • Buyers: No time to actually come and look? Do what my other buyers are doing this year. Call me, I'll go check out the property, call you with details, send photos, videos, Facetime walk through, set up inspections etc. You don't have to ruin summer plans to accomplish your Naples real estate objective!
  • Buyers: Want to buy something that doesn't exist right now? Call me, tell me what it is and let me see if I can find it for you!

  • Sellers: If you're thinking about selling, now is the best time to go on the market. It's likely some inventory (in cases many properties) will all enter the market around October and you will find yourself competing substantially more. Buyers are here buying, you might as well take advantage!
  • Sellers: If inventories creep up past last season's levels, there will be pressure to drop pricing to meet sales goals.  Today is the best time to sell.
  • Sellers: Take care of maintenance issues before hitting the market! Buyers are more picky and will be asking for you to do more when inspections come back. Guard yourself against potential concerns by taking care of maintenance now so eyebrows won't raise! Here's a short list of things you can do to keep property condition concerns at bay:
  1. Have your air conditioning systems maintained! Typically one of the biggest concerns for buyers. At a minimum clean your air filters.
  2. Check for roof leaks! 21 inches of rain in June, now's the best time to see if there are problems.
  3. Check walls and baseboards for mold. Using your LED light on your phone is one of the easiest ways to spot for mold. If you find you have a mold problem, that can cost $1,000's to mitigate! Do it before they buyer's inspection! Keep your air low enough to fight moisture!
Ok, gotta run! If you have questions or want to set an appointment to buy or sell Naples real estate, I'm here for you!

Mediterra Naples, Florida Market Update!

Whoo Mediterra has seen some serious after season success this year! Here's the Mediterra Naples current status:

Mediterra Market Snap Shot:
Active: 80
Pending: 9
Closed Past Year: 55

The biggest talking point of all is the reduction in inventory. Just two months ago there was roughly 30 months of inventory while today the neighborhood sits at about 17 months. More properties sold this post season compared to last year but that was a large result of buyers putting their foot down in demand for better deals. Some negotiated way better than others but overall, the market performed a few bucks up a foot compared to last year's results so all that waiting around may not have done much for the buyer's bottom line and likely cost the seller more in holding costs to stand firm during season.

Mediterra Buyers: You should know you have a little more muscle compared to years past. Your best deals are likely going to come from older homes though so don't expect huge discounting off the new stuff. That's still selling at a pretty good rate.

Here are the Mediterra neighborhoods where you can find some great deals:
Here are the Mediterra neighborhoods where you can find some really amazing properties:

Mediterra Sellers: Competing with new construction can be difficult especially if your home is showing signs of aging. I don't think this is the year where it's wise to take your property off the market and wait til October though because several Mediterra neighborhoods don't have much to choose from and buyers looking during the summer are considerably more serious about buying opposed to those looking during season. If you couple motivation to purchase with less inventory, that can be the ingredients you need to sell. Call me for more details regarding a more detailed selling strategy to help you accomplish the goal of selling your Mediterra property!

Bay Colony Naples, Florida Update 5.1.17

Hello Naples Fans!

If you've been waiting for a better time to snatch up an incredible Bay Colony Naples, Florida property, you're in luck! Unseasonably warm weather kept more people away from the negotiating tables in Naples this year which means nice discounts for Bay Colony buyers who are interested in purchasing during the off season!  There's also some excellent reasons why this post season time might be the best time to buy! You're going to want to read my latest Bay Colony update to find out why!

Sunday, September 18, 2016

During the last Naples, Florida real estate peak it took $535,000 to break into Pelican Bay. Today a Pelican Bay condo just closed for $286,900 which is simply a REMARKABLE deal.

The unfortunate side for the next buyer is prices from there are substantially higher. The lowest priced Pelican Bay condo is now in the mid $300's and there's only 1 of those. The next three are listed at $425,000. While the odds of getting a deal like the last guy is highly unlikely, the odds of getting an outstanding deal compared to the one after you is significantly high. Don't waste anytime or you'll miss that one too!

There are currently 11 Pelican Bay condos under $535,000. Call me today if you are looking for a great place to park some money.

Since I'm talking about Pelican Bay deals, If you can get a Pelican Bay home under $1,000,000 you're doing pretty good. During the peak you couldn't buy one for less than $1,350,000. Today there's one on the market for barely over $1,000,000.

For more information regarding Pelican Bay or any other Naples real estate, contact me direct!

Pelican Bay Single Family Home Update

Hello Naples Friends,
It's time for the Pelican Bay high rise report! Here I'll tell you:
  • How the Pelican Bay high rise market has performed
  • What's going on now with the market
  • What buildings are winning, losing and standing still
The past 365 day performance of Pelican Bay high rise product:
A whopping 162 high rise condos in Pelican Bay sold during the past 12 months. With only 4.44 months on the market, that puts this segement in a pretty good undersupply. Prices are still going up but not at the rapid pace they have been. In fact, there have been 17 price reductions with the units currently on the market but there's also been 4 price increases as well.
The market is slowing down at a pretty fast pace though. Market time is up 87%! That means Seller's, it's time to look at your traffic and decided if you're priced where you need to be and if you're planning on hitting the market for the 2016-2017 selling season, you'll want to price it right this year and have a great strategy to attract buyers. We have one already in place so you might as well call us since you heard it here first!
Even though list price to sales price ratio is 94% (That's pretty strong for Naples) and even though our inventories are low, I expect our inventories to increase as it always does starting around October. This is excellent news for Buyers because they should start seeing some relief in prices and have more options to choose from.  You'll want to work with a proven professional and a Pelican Bay resident like myself to help you navigate your way through a successful sale. Call us, we'll help you hit your objective!

Mediterra ~ Naples Golf Course Community Update

Mediterra Naples, Florida is holding her own as far as Naples real estate sales are concerned but there are definitely some locations where you might be able to get some great deals! I'll run through the Mediterra neighborhoods here to be more specific.

Amarone at Mediterra:
If you like Amarone at Mediterra, you're out of luck. There's only been one Amarone sale over the course of the last year. If you own a home here, now would be a great time to list!

Bellezza at Mediterra:
The Mediterra subdivision is stable with 3 sales and 3 Bellezza homes for sale. But I see one terrific buying opportunity in here right now. If you like Bellezza, you should check them out!

Bello Lago at Mediterra:
One of the most luxurious communities in Mediterra, Bello Lago at Mediterra has 2 on the market at this time. They've been on the market for quite awhile so you should be able to do some fair negotiating here since nothing has sold during the past year here!

Benvenuto at Mediterra:
With only 11 homesites here, it's not often Benvenuto homes hit the market but there's one available now! Golf course and lake views combined with amazing architecture, you should check it out!

Brendisi at Mediterra:
Brendisi is one of those more affordable locations you should really be checking out right now if you're looking for a deal! There are currently 5 on the market and with only 1 sale during the past year, there are some excellent negotiating points if you're a buyer. There's only been one price reduction there so far but with 5 years of inventory, that shouldn't prevent you from getting a discount at the offer table.

Buonasera at Mediterra:
If you like Buonasera, you're out of luck right now too. There aren't any on the market right now. If you own property in Buonasera, now would be an excellent time to list. Call me for details!

Cabreo at Mediterra:
Barely tipping the point into an over-supplied inventory with 3 sales during the past year and 4 Cabreo homes for sale, you CAN find a deal here. In fact, if you're a deal hunter, you should check out the current inventory!

Calabria at Mediterra:
Calabria at Mediterra is another affordable location within Mediterra and with 6 homes on the market and only 2 sales during the past year, that has tipped the market to the buyers once again. There's a screaming deal in there right now!

Celebrita at Mediterra:
With only 7 lots in Celebrita there's still quite a bit going on here percentage wise. One sale during the past year and one currently on the market. If you like courtyard style homes, you should take a peek!

Cellini at Mediterra:
You're out of luck here too. Only one sale during the past year and nothing on the open market. If you want to sell your Cellini at Mediterra home, now would be a great time to hit the market!

Cortile at Mediterra:
Whoa, pricing should be coming down here with 2 years of inventory but evidence of only on price reduction is currently proving otherwise. If I were a buyer and loved Cortile, I might try but if I wasn't being accommodated, I might move on to another neighborhood in Mediterra.

Felicita at Mediterra:
2 sales and 2 Felicita homes on the market make this a perfectly balanced neighborhood. If you're a seller, I'd watch your traffic and your market time to determine if it's time to do a price reduction.

Il Corsini at Mediterra:
If you like Il Corsini you have one choice! This has been a pretty successful neighborhood with 4 sales during the past year!

Il Trebbio at Mediterra:
Another perfectly balanced Mediterra neighborhood with 1 sale and 1 home on the market and even though it's price is higher, it's a better price per square foot deal. Check it out!

Lucarno at Mediterra:
Holy smoke! There are 8 Lucarno at Mediterra homes on the market right now but there have been 7 sales during the past year. 4 Lucarno homeowners have responded to the market with price reductions telling me some of these sellers are responsive to an offer. This is a great place to hunt for deals!

Marcello at Mediterra:
Marcello is a healthy neighborhood with 5 sales during the past year and 3 homes on the open market but prices might be starting to fall based on a couple of price corrections I see. This could be great news for a buyer!

Milan at Mediterra:
Milan has experienced some nice success with 2 sales this year and only 1 on the market. There very well could be a deal to be had in here right now!

Monterosso at Mediterra:
Monterosso has seen some pretty good success during the past year with 8 sales and Monterosso home owners know it. While it's one of the more affordable locations within Mediterra there may be better deals to have in another location. If you like Monterosso then check out the 4 currently for sale.

Padova at Mediterra:
Padova at Mediterra  is a perfectly balanced neighborhood with 3 sales and 3 homes on the market but that one guy is going to make it hard for you to walk away if you're looking for terrific value. If you're in the market for a home in Padova, you're going to want to check out what's for sale here.

Porta Vecchio at Mediterra:
5 Porta Vecchio homes on the market with 4 sales pushes Porta Vecchio into the over-supplied inventory section by 1 listing but there's one listing in there that realizes the market and wants to make something happen. If you didn't want to break the bank with your purchase in Mediterra, you should check out Porta Vecchio!

Positano at Mediterra:
3 active listings and only 1 sale during the past year makes this Mediterra a bit of a sleeper. If you like newer homes it's worth checking it out but I'd be super careful with negotiations here right now.

Ravello at Mediterra:
This market is showing some of the same attributes as Positano with 3 homes on the market and only one sale. If lengthy market times weren't suggestion enough, it might be time to do some price corrections here. If I were a buyer, I might be checking out some other areas within Mediterra.

Savona at Mediterra:
There's only 1 on the market in Savona right now with no sales during the past year. This is one of those neighborhoods that kiss the upper end so don't discount it if you're planning on spending between $3,000,000 and $5,000,000!

Teramo at Mediterra:
There's only been one sale in Teramo this year but there aren't any listings either so slam dunk on that. If you're thinking about selling your Teramo at Mediterra home, you'd be the life of the party there.

Terrazza at Mediterra:
They had a party in this location too. 2 sales occurred here and that party is over for now. There are no active listings here today. Check back mid to late October to see if there's anything new!

Treviso at Mediterra:
You missed this party too. There was one sale during the past year and nothing on the market. Keep looking elsewhere.

Verona at Mediterra:
Hey, party is still raging here with 3 active listing. One guy wants to make sure you hit his house first with a sizeable reduction in price. If you like Verona, this might be a good chance to make a deal.

Villalago at Mediterra:
There's been 2 sales here and there are 2 on the market. Market times might be suggesting it's time for both of those sellers to enter the ring and duke it out for the next buyer. It will be interesting to see which one goes first though. Two completely different styles will appeal to two completely different buyers here. I'd love to know which one you like more!

Villoresi at Mediterra:
There's 2 years of inventory on the market here and while 3 homeowners have responded with price reductions, I don't know if those discounts will be enough to send current buyers over the edge. There's definitely a battle on the street for eyeballs but I don't know if they're trying hard enough to attract your attention as a buyer.

Ok, that's all for now. If you would like to see any of these Mediterra listings, we'd love to help you out and if you're thinking about selling your Mediterra home, maybe it's time to get aggressive!

Call us today!
