Happy New Year Naples Florida Fans!

I'm going to be bold and say the 2011 Naples Florida real estate season has already kicked off.  Although many don't think it really starts until January, many of my colleagues are agreeing they are busy and they're not just busy, they're writing contracts that are working out!  The good news looks like it may be leaning a little more towards the sellers this year for the first time in several.  I don't think we're at the point of raising prices in most Naples luxury communities although there are signs of some increase around town but I do think if you are a buyer, you probably need to get busy. 

There are two reasons why I really think now might be the time to buy. First, I'm not seeing the level of inventory increase as I have during past pre-seasons and I am seeing more buyers inquire for product that is either very low or non-existent and the shortage of supply can only mean one thing....STABILIZATION.

While there are still some Naples communities with an oversupply of inventory, stabilization is occurring more each day throughout Naples in many price ranges and pockets throughout. It will become increasingly more difficult to negotiate going forward into season but there are still plenty of sellers out there with a definite plan to sell so roll your sleeves up and lets get started!

Another factor to consider is recent buyer behavior.  Mindset for purchasing Naples real estate is considerably more positive, optimistic and defined this year compared to a grumpy/wishy-washy and indecisive group the last few years.  Be prepared to at a minimum have company while doing your searching this year as many of your friends and neighbors already have the same idea.  The snow does NOT hurt our activity in Naples LOL!  I'm already seeing signs of people losing out on properties as well.  Please don't look at property today and think you have several months, weeks or days to decide if you want to pull the trigger. If it is a deal, you could easily miss out this year. Some already have.

Another HUGE trend I'm seeing are people waiting until the last day they're in town to schedule appointments with our team and don't have a preplanned appointment.  You may be disappointed if we cannot arrange short notice showings especially on luxury properties my friends so please call us in advance so we can serve you!

Prepare For Naples Real Estate Today For The Wants Of Tomorrow!

Many of us have either heard or been  a part of horrible real estate buying experiences and while much of that responsibility may be on the part of the agent.  Some of that, believe it or not, may be on the part of the buyer.  Here are some tips to accomplish the most on your next Naples real estate purchasing experience.

Contact me as early as possible with as much information as possible.  The more I know, the better I serve. I'm able to compile a ton of information for you before you so we don't have to do very much fact finding by the time you get here.  While some of what I learn about you happens during the viewing process, I have found the more I know you, the more I know what you'll be purchasing thus leaving more free time for you to do things you really want to do.  It used to be that people came to look at real estate for days, weeks and even months.  Most of my clientele really doesn't want to spend a lot of time anymore and would prefer to hang out on the golf course or the beach.  We can do that if we're prepared.

The other thing about planning early (especially between December-April) is that I have a better chance of getting you in everything you want to see.  Many people are in residence during this time of year and simply won't drop everything to accommodate your showing.  Sounds funny but Naples is the land of enjoyment and you know as well as I do nobody enjoys having to change entertaining or relaxing plans because of somebody else's inability to plan ahead.  Most sellers assume if you're expecting to see something without notice means you are not a serious buyer.  You know as well as I do that's not always the case. Besides, do you really want to buy something that "is acceptable" or do you want to buy the best out of all currently available options?  Many Naples luxury properties require a 24 hour notice and although we call to see if we can make exceptions, the odds are probably less than 50% sellers will accommodate ESPECIALLY if they're in residence.  Help me help you get into everything that interests you!

It's ok if you don't exactly know what you want to buy.  I'm at a point in my Naples career that if you talk (or type) long enough, I can usually identify what you will like before sometimes you can.  I know it sounds funny but just yesterday I met with some people who thought they were looking for one type of product that seemed entirely out of their price range but after a few minutes discussing their overall objective, we discovered we could easily accomplish their goal.  My community intelligence coupled with whatever partial vision you may have can help you get the Naples property you will LOVE!

Of course things come up or we get crazy ideas on the spur of the moment. For that reason I'm spending everyday implementing new ways to make purchasing Naples real estate easier for you.  Knowing some of you, "last minute arrivals" are out there and being prepared for you is one of our focuses that puts our team ahead of the rest.

Choosing Naples Real Estate Wisely.

I showed a high rise condo in Pelican Bay yesterday to a fabulous family looking to accomplish a lot of square footage with a Gulf view for a good price.  They were similar to many of my clients who are already familiar with where they want to purchase and by the time they called me, they had already been clicking around on my Naples Florida real estate website and had identified two properties in Pelican Bay appearing to fit their needs.  Unfortunately one was already under contract. 

After showing the unit, it became evident that while they though the unit was priced well and offered enough space...it may be difficult to resell in the future.  That coupled with a few other concerns regarding how they intended on using the property made them hesitate writing an offer.  I won't go into details here as to why but let's just say there's compelling evidence to suggest when they're ready to do something different down the road, there may be other options where their investment will do better.

When you're working with me, I'll give you all of the details you need to make the smartest purchasing decision possible.  Even if you decide to purchase property that might have some additional risk involved, at least you know about it and that risk won't become a surprise when you decide to sell.  It's called an educated purchasing decision. Something you won't have the luxury of when working with an agent who simply can't offer inside intelligence.  This is one of the biggest attributes that separates the superior agent from the inferior one.

Shark Shootout at Tiburon in Naples This Weekend!

FORE! One of the biggest reasons why people purchase property in Naples Florida is because of the GOLF! Although I don't play myself, I've learned over the past several years how to appreciate the sport and provide content to buyers who are passionate about playing the game.

One of two big tournaments Naples hosts is going on this weekend at Tiburon in Naples Florida. The Shark Shootout is quite an event and if you've never been and you like golf, you gotta go!

Today there are a total of 46 properties on the market in Tiburon and 23 have closed during the past 12 months.  That means the market is in OVERSUPPLY and it's time to play Let's Make A Deal! Whoo Hoo!  3 people already knew that because there are 3 pending in there right now.

Here's what's going on in each Tiburon neighborhood:

Bolero at Tiburon - I don't have specific blogging permission on the best deal in Bolero right now but you can pick it out yourself by clicking on the link.  If you take a look at the 8 available, pricing will pretty much give that one away! Literally. :)

Castillo at Tiburon - Same thing here.  There's a clear winner on pricing but I can't talk about.  Effective marketing don'tcha think?  Don't let my restricted ability to talk about a great deal prevent you from missing out.  You should be able to find it pretty easily by clicking the link. ;)

Escada at Tiburon - Another clear winner here if you're looking for value but you'll have to keep clicking to see for yourself. 

Marquesa Royale at Tiburon - There's only 1 here...

Aqualane Shores Naples Florida 12/3/10

Currently there are 44 properties in Aqualane Shores on the market.  Pricing ranges between just under $600,000 to nearly $650,000 for an Aqualane Manor condo and Aqualane Shores homes start at just under $1,300,000 and increase to nearly $6,000,000.

There are 4 pending properties in Aqualane right now.

20 sales have occurred on the open market so far this year leaving just over a 2 year supply of homes still on the market.  While some locations in effect have leveled it's apparent that Aqualane Shores still has some selling off to do before she can be considered a stable market. 

Stability is also reflected in the sales price to list price ratio at closing.  On average properties are selling at about 85% of list and 76% of original list in Aqualane Shores right now.  Now don't get too excited...some of these homes were on the market for quite awhile and that's why we're currently seeing that 76% number. 

That brings me to two different negotiating topics I want to explain to help you better understand the Aqualane Shores market and really Naples as a whole.  We are not blessed with a real estate market that thinks alike in whole which leads to confusion and frustration when it comes to negotiating.  Typically a market shares a like mind and it's easy for buyers, sellers and agents to grasp and understand how negotiations are handled and understood in a market.  Naples isn't like that.  With so many people coming from so many different places, owners and agents tend to take with them their negotiating strategies and other beliefs with them when they come here.  That leads to chaos...LOL.  Here's a perfect example of what I'm talking about.  Some owners think they need to list their property high so they can negotiate alot of money off the price so the buyer feels like they're getting a great deal.  If you've ever seen this done, there's no mystery...the numbers can be  impressive.  Take 440 15th Avenue for example: 

They negotiated from $1,890,000 which was the original list price to $1,275,000.  That's only 67% of list price.  Now TONS of people are thinking...well if I would've known they'd go down to that, I would've bought it...sigh...the thing is it's hard to determine what an owner will take until you have your Realtor do some homework for you or you take a stab at it. 

Here's another example: 
260 18th Ave. S. was on the market for $5,495,000 and sold for $5,300,000.  That's 96% of list price.  As you can see if you were expecting to purchase this property at 67% of list price you would've felt like you'd been smacked in the head to get that counter from the seller.  You just can't assume in Naples....trust me. 

The other topic I'll touch on is market time.  It's the weirdest thing you'll ever see but when I put it in this light, you might understand it better.
Too many sellers especially those located in REALLY great areas are willing to wait to sell.  From what I've gathered there's two reasons for this.
  1. Because they'll use their place during season if it doesn't sell.
  2. Because cause they can wait.
Seriously, Naples is not a rough place to hang out while you're waiting for your property to sell and I have never had anyone say, "Oh my GOD get me out of this town".  It's typically a bittersweet departure if they're even fully leaving town to begin with.  Many sell and purchase something else here...

My whole point of this post is to explain...now would be a good time to purchase in Aqualane Shores and pick a smart Realtor to help you do it.

Cyber Monday For Naples Real Estate

When most people think Cyber Monday, I doubt seriously anybody is wondering what kind of discount they can get on a Naples property by purchasing online today...in fact I'll bet that most people wouldn't even imagine clicking their way to purchasing a property in most places. Of course the more tech savvy the town is, the more house purchasing click happy buyers are but when many people think, "Naples Florida", we're barely what many would consider tech advanced.  In fact, I once saw on Fox News that Naples was at town rated "least likely to tweet".  Being @NaplesSmartGirl on Twitter, I was naturally offended. 

So back to those online Naples real estate deals.  Can you believe somebody actually purchases Naples real estate online?  They do! As a matter of fact, more of the buyers I worked with a couple of years ago purchased online than in person! 

I actually have a plan to make it easier for you to do so in the works right now! 
But for now it's as easy as 1, 2, 3!

Naples Real Estate Update 11/21/10

Hello Folks,

I have been pleasantly surprised about the preseason real estate traffic I've experienced over the last couple of weeks.  For those of you who are always looking for the latest Naples real estate happenings, you'll want to know besides the fact that our residential listing inventories are shrinking I'm also not seeing as many homes hit the market this time of year as I did last year either.  But I think the most interesting tid bit of information I can give you is that buyer behavior is REALLY different this year compared to the last several years.  People are MUCH more serious about purchasing this year and seem to be MUCH more excited to do it here in Naples compared to wanting to consider other locations.  Last year I saw quite a few people who were weighing the options in competing markets like Fort Lauderdale or Sarasota while this year I'm hearing people say that there are no other locations that fit for them and that they are in deed purchasing in ONLY Naples.  I've shown this graph before when times were not so great but I think it's important to show you again:


Buyer Behavior

A few years ago we were easily seeing buyer behavior at the bottom and somewhere around depression I would've also added "angry" I saw alot of angry buyers the last couple of years.  I haven't seen any of that this preseason and have to say the temperature of the buyers I've assisted range between hope, relief and even optimism and I'll even go as far as to say that some are very cautiously excited.  While price is still a concern for all of my customers right now, many of my customers are indicating that "what they want" is equally or sometimes more important.  For example I've had a couple of buyers come expecting to purchase at a certain price point and push up significantly to get what they want.  The other thing I've seen some of that is different compared to past seasons is that there are a few people who are selling something back home and are prepared to take a bit of a hit to get moving on their purchase here.  The past few years I've heard buyers say something to the effect that they'd love to do something but they couldn't because they had too much money in real estate somewhere else and nothing was moving or they weren't interested in taking the level of a hit they suspected they'd be required to get the deal done. 

Of course all of this could be just a quick little trend and may not at all determine how the rest of the season will be.  Time of course will tell and I will be happy to keep you updated.

New Homes and Condos In Naples

There are currently 114 new homes in Naples on the market right now (built in 2010).  You can't deny the joy you get from that "new home smell".  I LOVE new homes and new condos for that matter and if you too are a new condo person, there are 22 new condos in Naples right now (built in 2010).  Of course if you know anything about Naples Florida, you know they don't have to be built this year for them to be new.  Naples is HUGE on remodeling right now and there's 20 year old beachfront high rise buildings that have been magnificently remodeled and are selling furnished. 

Naples owe alot to our friend, Robb and Stucky for playing such a dominant role in helping our area builders and developers offer amazingly appointed furnished new and remodeled product and if you too are considering a new home or condo redo...and you have a happy checkbook, you might give Robb and Stucky a call.  Ava Thomas one of Robb and Stucky's most brilliant designers will be thrilled to assist you.

If you are not at all the type to remodel...and you want someone else to do the dirty work, no problem.  I can provide you with a fabulous list of new and fabulously remodeled homes and/or condos.  I have some personal favorites like Moraya Bay and there are some superb properties in Quail West right now.  I'd be a fool if I didn't mention what Port Royal has to offer too!

Naples Short Sales Possibilities

There are 1,065 Naples homes and condos under contract with contingencies.  Unfortunately, a majority of these properties (99.9%) will continue to show active on most Naples real estate websites who offer IDX capability like mine does.  The problem is, they're not really available because somebody else already has a contract on them and they get first shot until the contract expires or (sometimes) until they get kicked out.

Of the 1,065 contracts, 796 of those are "potential short sales" that's almost 75%.  The problem here is that many of these properties, while under contract, have not gone through the appropriate short sale process and will in fact not sell this time around or could take months and in some cases well over a year to get done. 

Yes, banks still drag their feet or simply never respond on some of these deals.  They are not required to report the loss on the difference of the loan until they close which means millions of dollars worth of property get caught in the web of "nothing is going to happen". 

Many agents and title companies are becoming educated on the processes which is better news because for quite awhile it was just one big mystery on how to get these properties sold. Another factor to consider is according to an article I read a month or so ago, many banks are selling delinquent loans faster causing new investors to foreclose quicker which should also shrink the amount of short sales we're seeing today. 

The point remains that if you're looking for a deal...a short sale may be the way to go but I wouldn't exhaust checking out what kind of deal you can make with an individual first.  You could cut a great deal without dealing with all that red tape and waiting so long to find out if you're going to be able to purchase at all.  While many of my buyers tell me they have "all the time in the world" right now.  For those of you who are like that, you might consider checking out these links to the short sales that may be available in the following areas:



I think we'll see a little more sense of urgency with our seasonal buyers who are starting to get chilly up north and who ultimately would like to use their property this upcoming season.

Naples Club Estates Deals

While doing some research for a client, I was reminded about a community I hadn't thought much of in years.  I was first introduced to Naples Club Estates quite some time ago when it was named something else.  It's a quiet little 28 lot subdivision located a little further east than most of my clientele prefer (off 951 or Collier Blvd.). 

The trick factor about Naples Club Estates is that the development sits on 155 acres.  For those of you who don't know Naples, dirt is a little difficult to come by.  There aren't that many Naples locations that offer a larger lot. In fact, I can count them on one blog post:

There are some other areas that have a handful or so of larger sized lots but in a nutshell, that's about all there is of oversized (1 acre+) lot locations in Naples.

So here's the deal.  When the development originally started...(if memory serves) they tried to package it as "sort of" a golf course community...which was silly.  There is no golf course in this community.  While Naples National Golf Club is located just to the north of this location, it isn't part of Naples Club Estates and property owners here don't have power over the golf club. Naples Club Estate owners who purchase on the north side of Club Estates Drive will have a fabulous view of the Naples National golf course (while it is in existence) but they don't get a guarantee that it will always be there...then again, who does?

So here's my point.  Pricing in there seems OUTSTANDING to me right now.  You can buy a Club Estates home built in 2008 with 4,302 square feet for only $950,000! That's crazy!  There are also a few Club Estate lots in there priced exceptionally well too.  With pricing like that, it's hard to not consider them.

If you know me, you know I am not typically a betting girl...actually, I am a betting girl but if I'm betting, I'm winning.  So, I'm not sure I would "bet" on Club Estates right now but somebody who can stomach a little more risk than I should seriously consider property in this location.  After all, it does fall into one of my favorite rules of real estate which is, "be where everybody else isn't".

Naples Rental Requests Down Means Buying Will Be Up?

I've noticed I've had a drastic decrease in Naples rental requests so far this year.  This is FABULOUS news because:
  •  I don't handle rentals.
  • Most people I've talked to who are looking for a rental don't want to buy real estate!
Keep in mind it's still considered pre-season for the Naples real estate market so that trend could change, I suppose...sigh.  But I'm crossing my fingers that's a definitive sign that people are planning on purchasing this year instead of renting.  After all, people should consider purchasing this year...pricing is out of this world in many choice Naples communities.  If you were smart and have some money to invest, you might consider doing it in Naples.

Here are 10 reasons why now might be the time to purchase in Naples Florida:
  1. There are 3 Pelican Bay condos under $300,000!
  2. You can buy a single family home on the beach for under $6,000,000 with Gulf of Mexico access!
  3. There are 35 Old Naples condos priced under $300,000
  4. There are 5 homes priced under $1,500,000 in Quail West!
  5. There's only 1 unit on the beach in Bay Colony left under $2,000,000!
  6. There are 4 homes in the Port Royal area on the water for less than $3,000,000!
  7. You can buy a Park Shore beachfront condo for less than $400,000
  8. There are 9 Pelican Bay homes under $1,000,000 to choose from.
  9. You can buy a Pelican Bay high rise unit for less than $350,000.
  10. There are 10 units under $300,000 in Moorings on Gulf Shore Blvd. to choose from.
If you know anything about Naples...those are CRAZY prices!

And then of course if you are in fact renting in Naples, here's 139 of the 1,870 Naples rentals currently available.

Listing In Naples

Sellers, if you utilize the services of a professional agent to list your Naples home, they'll have really good ideas on how to help you get your Naples property sold.

Agents who rely on gimmicky games to try to sell property, wastes everybody time and money...including yours. 

Pricing properties correctly is one of the most important factors when listing.  While you want to net as much as possible, being realistic about pricing and knowing when and how to adjust your price is critical!

Here's some examples of what doesn't work (yes, this is right out of our MLS):

Here's an example of how somebody is increasing and reducing the price of a 3 million + dollar property by a dollar....come on!

By the way, SO many people in Naples increase their price when it gets closer to season...sigh.  It takes a very rare scenario to intelligently suggest this because SO many people in Naples find their homes lingering on the market well after season for dismissing the buyer.

Naples Florida New Listings 9-3-10 to 9-12-10

During the past 10 days there were a total of 256 new homes and condos listed in Naples Florida during the past 10 days.  Of those listings I can share more about 30 of them here (that's 7 more Naples listings that I can share compared to last report...whoohooo):

Of the 256 properties, 20 of them are pending already and 2 are closed (who says the good ones don't go fast)?  There were also 5 properties that already went off the market...sigh.

There were only 16 properties in Naples listed over 1 million with the highest one for over 4.5m in Port Royal.  The lowest priced Naples new listing this past 10 days is a 1+den, 1 bath condo for $25,000, built in 1987.  Who can complain about that!

Naples Short Sales 9/12/10

There are 1,277 "potential" Naples short sale listings on MLS right now.

That's 17 less than the last report WHOO HOO!  Of the 1,277, I can report about a whopping 203 this week! That's almost double compared to last post time!  Here they are:

Some interesting news I read the other day said something about how we can expect investors to purchase delinquent loans on properties for peanuts and then they will in turn foreclose VERY fast so they can make money on the resale of the properties they acquire through bulk purchasing. 

If this is true, you can expect Naples short sale inventories to shrink and disappear...HIP, HIP HOORAY!  I'll be tracking the Naples short sale inventory until I get bored or until it goes away. 

Remember, unless it says something like "approved" or "bank approved" we really won't know what we have til I work some magic.

Naples Florida Open House 9/12/10

There were over 100 homes and condos in Naples that were open for your viewing and purchasing pleasure today.  You can expect the number of Naples open houses to go up every week between now and the end of season (typically around Easter).

There will be a few weekends between now and then where there will be light Naples open house inventory.  Christmas lands on a Saturday this year so I doubt there will be too many that weekend although there will be some availability.  Other weekends will include Easter weekend and of course Superbowl Sunday... sounds funny but traffic is always dead on that day.

Don't just limit your open house participation on the weekends! We get crazy about open houses in Naples...during high season (January to April) you can expect there to be open houses in some locations every day of the week!  Areas like Port Royal, Coquina Sands, Moorings, Park Shore, Pelican Bay and Vanderbilt Beach will have open houses every day. While you may want to reserve sunny days for golf and beach activities, there will be a few days that are either rainy or chilly (yes my definition of "chilly" is probably very different than yours)  Regardless, those are great days to check out what's available in the new price ranges since the last time you were in Naples.

Then of course, you can always hire me to do the inside work to make sure you're getting the best deal around!

Naples Florida Open Houses

There may not be another real estate market that embraces open houses like Naples does.  During season, the plethora of emails I receive from agents advertising their open houses and agents looking for open houses to host are out of this world and season is right around the corner!

Because Naples is largely a second, third or fifth home community, alot of people use open houses to get to know our Naples neighborhoods better.  Potential Naples buyers check them out to research pricing, choose a Realtor to buy or sell and even choose a property....sometimes.

The attitude in many other markets is that open houses are a waste of time.  Here, they are a very lucrative business and while some open house hosts sit around in front of the TV, others really know how to work a crowd. 

Naples open house high traffic areas include some Naples golf course communities like Pelican Bay, Pelican Marsh, Mediterra, Audubon, Grey Oaks and now with exciting, new product on the ground, Quail West. The highest open house traffic areas though are those locations lining the beach, Port Royal, Coquina Sands, Moorings, Park Shore, Pelican Bay and even Vanderbilt Beach.

If you're thinking about listing your Naples property and you're in one of the key Naples neighborhoods where open house traffic is ample, you'll want to list with an agent who knows how to hold a successful open house.

If you're in town trying to figure out which location is the best place to park your sandals, maybe you should check out some Naples open houses! Afterall, it's free and while there are many days perfect weather should be spent on a Naples golf course or on one of Naples's pristine beaches there will be some days better spent Naples property shopping!

Naples Short Sales 9/4/10

There are currently 1,294 active "potential" Naples short sale listings on MLS right now.

Buyer Beware: Just because the property is listed as a "potential" short sale, does not mean the owner's bank has agreed to sell the property for the reduced amount.  It could be the owner and or agent has not had any communication with the bank regarding selling short.  "Bank approved" verbiage on the listing sometimes indicates that there has already been communication with the lender and that they will be willing to negotiate a deal if for at least full price.

Short sales can take a GREAT DEAL OF TIME to close (if they ever close) be prepared for more of a hassle than a normal transaction BUT if you get it done, it might be a deal.

Of course it's easier if you're working with a smart agent on your behalf. They have the ability to talk intelligently with the other agent and can help you through the transaction.

There were 326 new listings in Naples Florida added this week in MLS.  36 of those properties are already off the market through either an accepted offer, closing, withdrawn or the listing was terminated. 

There were 226 Naples Florida residential listings taken during the last week. Pricing started at $28,900 for a 2 bedroom, 2 bath condo up to $11,500,000 for a waterfront single family home. 

There were 22 Naples properties listed over $1,000,000 that went on the market this past week.

Naples Beachfront Homes

There are technically only 29 Naples beachfront homes for sale right now.  Of those 29 homes, 13 of them are located in Barefoot Beach (many people mistake Barefoot Beach as being located in Bonita Springs) and 4 of them are located on Keewaydin Island ( located in "Naples" but Keewaydin is a barrier island only accessible by boat or helicopter).

That really leaves only 12 Naples beachfront homes located in what many consider "Naples proper".  Even with the economy the way it is, supply and demand typically rules and let's face it, that's not alot of inventory for an entire town the size of Naples.

There's one Naples beachfront home currently under contract and 14 have sold in the last year so the Naples Beachfront home inventory is actually undersupplied right now.

Now any real estate agent who wants to double check my math might think, "hey Smart Girl, that's not what MLS says"!  ...and they would be correct in saying so. But a few boneheads out there have tagged their listings as Gulf front even when they're not even close to being actual Naples beachfront properties so you gotta be careful when you're checking out the data. 

I know what's really Naples beachfront and what isn't and that's why you who may be shopping from afar want to contact a Smart Girl like me to help you with your Naples Beachfront home purchase.

Naples Deal Of The Day! Quail West

I don't know if I've ever seen a single family home listed for under $1,000,000 in Quail West. In fact there was a time when many lots sold for a $1,000,000 and more.  When I saw this Quail West home hit the market, I about fell over!  I haven't been inside but on paper, this looks like one of those deals SO many people are asking me about.



Call me if you'd like to see the inside, No response on offers til the 1st so I imagine they're expecting a bidding war and for a price like this, they'll probably get one.

The Naples Single Family Home market is UNDERSUPPLIED with under 11 months of active inventory.  Some pricing increases of started in select neighborhoods.  Choose a professional like me to help you analyze whether or not you should purchase today in your desired location.  There are still some deals to be had, diligence is the name of the game in some locations while quick action is the name of the game in others.

Naples Low Rise Condos currently listed = 2,585

In closing, you can expect Naples inventories to fluctuate up during the next 5 months in preparation for season.  This is predictable occurrence that happens every year.  Your best negotiating opportunities will go on now til about mid to end of October when negotiating will tighten for the season.  Keep in mind some sellers will remain negotiable.

Park Shore High-Rise Favorites

There are 28 entities on the beach in Park Shore Naples Florida and for someone who is not intimately familiar with each location, choosing a place to park your flip flops can take a great deal of precious time and energy.  Those are two resources most of my high end clients don't want to use up on house hunting and would rather spend that on the golf courses, boating, beaching or shopping.

Let's focus in on the most luxurious buildings of Park Shore to make it easier for you to make a purchase.

Aria at Park Shore:  This one makes the list because it was the last building constructed in Park Shore.  With a birth date of 2006, you'll find a sexy, sleek, soft, modern design coupled with fabulous amenities.  If you prefer something newer, you'll probably enjoy what Aria at Park Shore has to offer.  One of the aspects I love about Aria is how there are lots of unique features on several floors compared to other buildings where you'll find just a top few floors offering a penthouse variation of the typical stack floor plan.  The biggest downer about Aria can be the view.  If you'll review the Park Shore map, you'll notice Aria sits off the sand a little.  Between the building and the sand is a beautiful park and depending on what stack you're in, you may have another building encumbrancing your view.  Most of my luxury buyers are expecting a full sand and Gulf of Mexico view so if this is a deal killer for you and you can purchase in an older building, you might consider one of the other buildings on this list.

Enclave at Park Shore: Is one of my personal favorite beachfront high rises.  The building was completed in 1991 which I think fools alot of people but let me tell you, the building concept is FABULOUS and depending on which unit you're in, you'll be hard pressed to guess the date of the building.  All common areas have been remodeled and many of the individual units have been fabulously redecorated.  There are several features that makes this building exceptional but the most obvious are the fact that you only share this building with 27 other owners. You will never share this pool with a million other people.  The other part I love is each owner gets an entire floor so you will enjoy a magnificent panoramic view of beautiful Naples.  Because this building is located right on the sand, you'll find you can almost inhale the Gulf of Mexico. Talk about being one with the ocean!  The biggest deal killer I've found with other clients about Enclave is some people either don't want to do remodeling or the ceiling height gets to them a little bit.  I still think if you can afford to stroke the check, you should at least check it out before making your final decision.

Le Rivage at Park Shore: WHAT A GEM!  I absolutely adore this building.  Talk about touching the sand! You will thoroughly enjoy the amenity package, floor plans and decor of this building.  Again, this building is situated closest to the sand making your views of the Gulf unimaginable! I've never heard an ill word regarding the floor plans and although many prefer the south facing units, the north facing units are equally spectacular.  If you're purchasing luxury beachfront in Naples and you do not afford yourself the opportunity to check out any available units in this building, you may kick yourself later. The deal killer for this building, if you can call it a deal killer is regardless of which unit you purchase, your primary view is going to be toward the Gulf of Mexico.  So if you're looking for that straight on all water and all beach feel, this is it but keep in mind this view goes completely black at night due to the fact that we don't have very much boat traffic at night on the Gulf.  Some of my clients in the past prefer more of a mixed Gulf and city view. 

Regent at Park Shore: Some regard Regent at Park Shore as the absolute best of the best and with an outstanding floor plan and amenity package, it will be hard if not impossible to argue.  While the feel of Le Rivage and Regent are in fact similar, you'll find Regent to be on a much larger scale and the orientation of your view is surprisingly different so don't expect to go into this building or Le Rivage and check it off like you've seen it all.  Back to the orientation on the beach.  If you review the Park Shore Map you will first see how Regent at Park Shore sits back a little bit from the sand making you first come to the conclusion that the view must not be as grand but if you look closer, you'll notice the Park Shore private beach is located directly to the south opening up this view indeed more than the typical expansive view you'll find at some of these other locations.  The deal killer I find here is although I haven't had anyone snub their nose at any unit here, the price is typically hefty.  It takes almost 6 to tiptoe into the building right now and even with that price, its a real deal!

There are other fabulous Park Shore buildings but these are, in my opinion, the absolute best of the best.
